Holding an open house can be intimidating for vendors, but a well presented and executed "showing" can get you well on the way to the successful sale of your property.
There's a number of ways that you can contribute towards the positive experience that potential buyers have as they view your open home. The end goal is to allow buyers to see the full potential of the property, and to allow their mind to go to a place where they now own and enjoy the home.
First step, prepare as if photos will be taken. This involves a good clean and de-clutter. Next is to make sure the house has a good vibe to it, you can use tools like soft music, making sure all the lamps and lights are on and the blinds are up and open. You always want the property to be inviting, so make sure no vehicles are in the driveway and the entry and exit are obvious, even signed.
Buyers all walk away with a range of feelings after attending an open home. Some people want the house to feel homely, others want it to be presented like a display home, free from too many personal effects.
